Most Hill Country land falls into two buckets: raw ranchland sold by the thousand acres with no curation behind it, or small curated parcels that don't carry agriculture status or last across generations. We found the space in between.
Each tract at The Clearing is 10+ acres — large enough to stay in wildlife exemption, large enough to support a serious home, large enough to pass down. We select for water, elevation, and native character. Then we improve deliberately: clear only what blocks the view, add ponds where they photograph and function, plant live oaks where they frame.
The result is land that carries itself. Wildlife exemption keeps annual taxes low. The buyer holds improving Hill Country that their family keeps — not a profit-optimized flip that forces a sale when reassessment hits the next generation.
The Clearing is Brett Wittman's fourth Hill Country development — refined more than any of them. Three prior communities in the region have all sold out.
